Most cost guides give you one national number. That number is nearly useless, because the biggest single factor in your price is the decade your house was built - and the second biggest is what your foundation is made of.
Across the United States in 2026, a full gut of a single bathroom keeping the same layout runs $11,500-24,000. A cosmetic refresh is $5,500-12,000. Changing the layout takes it to $16,000-34,000.
The spread inside those ranges is mostly not about finish level. It is about what the crew finds when the wall comes off, and that is decided by the age of the house - which is why a national average tells you so little.

The number is decided behind the tile
This is the moment that sets your final price. Until the wall is open, every quote you hold is a forecast - an informed one from a good contractor, a guess from a careless one.
What is behind there is not random. It is decided by the decade the house was built and by what the house sits on, and both of those are knowable before anyone visits.

Why the same job costs different amounts in different cities
It is tempting to assume the difference is labour rates. Labour matters, but it is not the largest factor. Three things move the price more, and all three are local.
- What is behind the wall, which the decade of construction decides. A 1930s house may still have galvanized steel supply pipe, corroding from the inside for ninety years. A 1990s house has copper or PEX and none of that risk. That single difference is worth thousands.
- What the foundation is. In a house over a crawl space a plumber moves a drain by crawling underneath. In a slab house the same job means cutting concrete, re-running the drain in a trench and patching the slab. Same request, several times the cost.
- Local water and climate. Hard water decides whether your shower glass survives five years. A cold climate decides whether the supply lines in an exterior wall are a hazard. Neither appears in a national average and both change what you should specify.
